Chicago Real Estate Resources, Inc has brokered the sale of two 2nd generation drive-thru restaurants in Chicago in the same week. Nate Gautsche represented the buyers in both transactions.

Owned and operated by BBQ Patio for several decades, Nate Gautsche approached ownership off-market for his client, a Dunkin Donuts franchisee. Nate identified the potential to repurpose the existing building in a high barrier to entry market for Dunkin Donuts and negotiated the off-market deal on behalf of his client. Nate assisted his client throughout the special-use variance process needed to approve the drive-thru and remained active in the deal from start to finish. Nate was the sole broker involved in the transaction.

4614 S Damen Ave, Chicago, IL

Formerly occupied by Hardee’s, this 2nd generation fast food restaurant offered a cost effective opportunity for Nate’s client, a Taco Bell franchisee, to locate in a high barrier to entry market. Nate negotiated the purchase on behalf of his client in a highly competitive, multiple offer situation. Nate was able to convince ownership and their representatives on his client’s ability to perform over other highly qualified bidders. This opportunity allowed Nate’s client to locate in a highly desirable market for the brand and a lower cost than competitors had recently paid for land alone in the area.
